Airbnb has become a great way to receive passive income. On average a host renting out one private room in their home can receive anywhere between $500-$1000 per month using Airbnb, that's not too bad if I do say so myself.

So what are some things you can do in order to maximize your rooms monthly occupancy rate? In this article, I’m going to lay out some tips that you can use in order to help bring your listing to the top of your area's search. It is important to remember these are just suggestions, none of this information has been confirmed by Airbnb. However, there are ways to measure the results of search engine optimization techniques which leads to me believing in the validity of these points.

First things first, know that new hosts and instant booking homes get priority. I myself got 6 bookings in the first 5 days when I was a new host. Instant booking homes get priority because they’re the easiest to book. Airbnb makes its money through bookings, if a host is facilitating Airbnb revenue stream, of course, they’re going to give that host priority.

For those hosts who are not comfortable with anyone being able to book their home without first talking to them, I’m going to outline some ideas to help you get a top spot without having instant booking turned on.

Reviews are super important, let me say that again reviews are super important. Airbnb wants their users to keep using their service many times after their first booking. If a guest is paired with a bad host the guest is less likely to go back to Airbnb the next time they want to travel. As you can imagine that is not something that Airbnb wants to happen. So it makes sense that properties that have 5 stars rating will be ranked the highest. The next most important thing is Click Through Rate. This might be the most technical point in this article so I’ll try and explain it as clearly as possible. Click through rate is the statistic that records how many times your property is booked against the number of times the listing is viewed. So you would take the total bookings divide that number by the number of times the property is viewed and multiply that number by 100. The higher your click-through rate the higher you’re Airbnb search placement. The thought is that Airbnb wants to promote properties that get the most bookings because it means more money for the company. So they’ll obviously promote the rooms with the highest click-through rate at the top. Ways to improve your click-through rate include lowering your rooms price, making sure you have appealing high-quality pictures, very good description of amenities, and turning on instant booking (instant booking will give you priority anyway but it is worth a mention).

Updating your calendar. Like I’ve said previously it is important to show that you are an active host. Airbnb in many ways is a hospitality company, having active users is important to them because it strengthens their overall product which will result in more bookings. To show that you are an active host I recommend changing your calendar on a daily basis. From what I’ve read, even so much as changing the price for one day a month can show Airbnb’s algorithm that you are very active.

The last tool that I want to talk about is the guidebook. This is probably the most underutilized tool Airbnb offers. The guidebook allows you to post restaurants, parks, bars, tourist traps, and a few other things to your page. When potential guests search for that place your room will show up. I recommend putting as many attraction into your guidebook as possible. Using the guidebook also shows Airbnb that you are an active host, which brings me to my next point. If you need ideas just google things to do in your local area and add them. It takes about 20 minutes to fill up your guidebook, it also doesn’t really need to be updated once it is done which is nice.

Following these tips and tricks will help you move up the rankings in your area. Being one of the top listings in your area will maximize the bookings you receive and increase your monthly income.
